FAQs
Your questions, answered.
Everything you need to know about leasing, moving in, and life at Campus Court.
Leasing
1. What does it mean to have an individual lease?
An individual lease means you are financially responsible only for your own space. If a roommate transfers schools or moves out, you won’t have to cover their portion of the rent.
2. What if I don’t have a guarantor?
Campus Court offers Leap as an alternative to a guarantor or parent co-signer. The online application is free and takes about five minutes, with a conditional decision within 30 minutes during normal business hours. Apply through Leap or contact the office for details.
3. Do you have a roommate matching system?
Yes. Complete our Roommate Matching Sheet to share your preferences, and our team will spend time during the summer finding the best match for you.
4. What if I need to break my lease or don’t return for the spring semester?
Your lease is binding and cannot be broken. If you cannot fulfill your lease, you will need to re-let your space. Please contact the leasing office for information.
Rent & Payments
5. What is included in the rent?
Rent includes trash pickup, high-speed internet, an in-unit washer and dryer, and access to all Campus Court amenities.
6. When is my rent due?
You can pay your total lease amount in one, two, or twelve installments:
- One installment: Due August 1.
- Two installments: Due August 1 and January 1.
- Twelve installments: The first is due August 1, with the remaining eleven due on the first of each following month.
These are installment payment options, not monthly rent.
7. How do I pay my rent?
We accept payments by check, money order, or through the online system.
Your Home & Move-In
8. What furniture is provided?
Furniture is not included in the base price. An optional furniture package is available at an additional cost and includes:
- Bedroom: Full-sized bed, desk, chair, and dresser.
- Living area: Couch, chair, coffee table, end table, TV stand, and barstools.
Apartments already include energy-efficient appliances, including a refrigerator with an icemaker, dishwasher, and washer and dryer.
9. What do I need to bring to my new apartment?
We suggest bringing bedding for a full-sized bed, toiletries, dishes, cookware, and decorations to make your new space feel like home.
10. Do you allow pets?
Yes, pets are welcome at Campus Court at Knollwood.
11. Does the property’s insurance cover my belongings?
The property’s insurance does not cover your personal belongings in the event of fire, theft, or natural causes. We recommend getting renters insurance to help protect your possessions.
12. Are leases for families with children available?
Yes. Children under 18 must live with a parent, legal guardian, person with legal custody, or their designee with written permission.
All household members age 18 or older must complete an application and sign the lease. At least two people may occupy one bedroom. Additional occupants may be approved case by case based on the home’s size and layout, the children’s ages, property limitations, and local occupancy codes.
A child who turns 18 during the lease may remain through the lease term; renewal must comply with the occupancy policy. Children under 24 months at signing are not counted toward occupancy limits for that lease, but will be counted for later leases once they reach 24 months.
The landlord retains the right to lease any empty bedrooms. Families should contact the office directly, as the application process differs from individual leasing and some required forms are not available electronically.
Resident Life
13. Do you have on-site staff available to assist residents?
Yes. Our on-site maintenance team responds to maintenance issues quickly and professionally. We also offer 24-hour emergency maintenance.
14. What should I do if I need maintenance in my bedroom or apartment?
Submit a maintenance request through the resident portal, or call or visit the front desk. For emergencies, notify the front office immediately.
15. How do I receive mail and packages?
Your mail will be delivered to your apartment’s mailbox on the Campus Court property.
16. What kinds of events do you have for residents?
We host events ranging from pizza parties to Taco Tuesdays—a great way to enjoy food and meet your neighbors.
